Proposed Code Amendments Discussed During City Council Work Study Session

The Chandler City Council recently convened for a Work Study Session to discuss multiple proposed code amendments that will be put to a final vote next month. These amendments align with the Council's Strategic Framework and aim to support the vitality of commercial centers and neighborhoods, while also streamlining the development process and maintaining high standards.

Among the proposed amendments are measures to reduce setbacks for infill or redevelopment, establish queuing requirements for online order pick-up windows, and allow for single-family dwellings within certain multi-family zoned properties. This particular amendment not only addresses neighborhood concerns but also helps preserve historic neighborhoods.

Another notable proposal is the allowance of buildings constructed of shipping containers, provided they adhere to building safety codes and blend in with the character of the surrounding area. This innovative approach to construction can contribute to the city's adaptive reuse and redevelopment goals.

Furthermore, the amendments include the establishment of permitted uses for home-based businesses, with specific guidelines on hours of operation and limitations to ensure they do not disrupt the neighborhood's character. Additionally, the amendments maintain a minimum six-foot-high perimeter wall for new developments abutting residential areas and remove setbacks for pools and maximum square footage limits for open-air ramadas.

These proposed amendments have been in development for several years, with input from the business community and active residents. Draft versions were presented to the Council in April 2023 and subsequently reviewed by resident subcommittees. Stakeholder feedback was also sought during October 2023.

The next steps in the approval process involve introducing the ordinance to the Council on Feb. 8, followed by a final vote on Feb. 22. If approved, the amendments will take effect on March 22.
